We are experiencing a sales and building boom … the largest since the inception of our beautiful estate, with a
record number of new homes under construction … and the pandemic is perhaps the cause of this massive surge! An influx of South African families from KZN and Gauteng seeking community living with a security offering plays a large part in this sales surge, with very little speculation. Now able to work from home, and having realized the value of a very desirable seaside village in which to raise young children, or retire, buyers are choosing the Links.
The first quarter saw 20 vacant property sales transferred, and the second quarter ended 31 March 2022, saw another 30! The full 12 months of our last financial year saw 17 completed homes transfer, whereas we have already transferred 20 in the first 6 months of our financial year. And prices are increasing! A further 57 sales are pending transfer, of which 18 are homes! To date, 217 homes have been completed on the Links, with 40 currently under construction.
Property practitioners (previously known as estate agents) undergo induction and are equipped with the necessary information to best inform potential purchasers. It’s also refreshing to know that many of our Links owners are also great ambassadors, introducing their friends to the estate and resulting in sales. With such a boom and escalating fuel and material costs, comes higher building prices. Whilst the HOA is not privy to all costs relating to building, we estimate that the average price per square meter is between R13 500 and R16 500. There are however costs to consider which don’t necessarily come from your builders, such as review levies both at the HOA and municipality, surveyor costs, bond registration costs, and reinforcing costs related to foundations which sometimes only come to light following the start of the build, alarm system, completion levies and landscaping.
Speak with your fellow owners or the HOA for information to best prepare you for your building project. It should be an enjoyable experience with the right professionals assisting you. With increased building activities, come frustrating security measures, dusty and even noisy sites and contractors all over the estate. Patience is necessary and the HOA requests that you assist us with keeping an eye out for anything out of the ordinary and general cleanliness. We thank you for your support! Kromme Enviro-Trust Golf Day
We are delighted to once again be the host of the Annual Kromme Enviro-Trust golf day. The format of the event has changed in recent years as well as the date. The event is now held in conjunction with World Environment Day, 5 June every year. We had a field of 84 players playing Betterball Stableford with a scramble drive AND a quiz (about the local environment) on every hole.
This event is their only fundraiser for the year and more than R60 000 was raised. Maggie Langlands organized the event like a professional, a big THANK YOU from all of us. The event was supported by many local businesses and members of St Francis Links with the headline sponsor being Bidvest Protea Coin, thank you all for your contributions. Father and son combination of David and Frank Harpur walked away with the trophy and great prizes.

Adventure Racing World Championship 2023
The 18th Adventure Racing World Championship is coming to our region, the first time it will be hosted on the African continent. Expedition Africa will host the event and the venue is Cape St Francis Resort. Well done to all involved! More info to follow in the coming months.
